Services

Our full package services include the following:

  • Maintain all short-term rental licenses and permits with the appropriate government authorities. 
  • Manage, operate, and maintain the property in a commercially reasonable manner for the tenants, renters, or guests thereof, subject to applicable governmental requirements.
  • Maintain listings on short-term rental and marketing websites, including, but not limited to: budapestsky.com, airbnb.com, booking.com, szallas.hu, and hotels.com/expedia.com.
  • Maintain photos of each area of each apartment and ensure they are utilized in all marketing and online listings, as appropriate.
  • Promptly respond to all communications received via email or website messaging from guests, vendors, and other third parties. Specifically, the property manager shall promptly respond to all communications from prospective guests, incoming guests, current guests, and prior guests. 
  • Provide clear directions to get into the apartment at least 24 hours prior to arrival and shall either provide a lockbox code or appropriate information for self-check-in or meet the guest at the apartment for check-in.
  • Maintain all automatic messaging and the base information in each listing used in the automatic messaging on airbnb.com and utilize automatic messages whenever possible.
  • Maintain lockboxes and the keys therein to allow self-check-in and out for each apartment. 
  • Maintain any extra apartment and other keys at the office of the company, labeled and organized.
  • Ensure Wi-Fi is working properly and accessible.  The Wi-Fi login information shall be up to date online and in the apartment guide and posted in the apartment with a QR code.
  • Maintain an up-to-date apartment guide. The apartment guide should be in the apartment on paper and with a QR code as well as online. 
  • Promptly assess the condition of the apartment after a guest leaves and post an appropriate/positive review of the guest after the end of the booking.
  • Maintain a calendar software program that tracks all reservations and the availability of the property. 
  • Ensure the apartment is promptly cleaned after each guest as well as a standby cleaning prior to a guest if the apartment has been unoccupied for more than a week or work was done on the apartment.
  • Ensure that each apartment is set up properly for each guest prior to arrival, including setting up a sofa bed if it will be used, setting up a travel crib and other baby items, and ensuring the heat/ac is set at a proper temperature.
  • Keep the property and all furniture in good repair and shall order and supervise the completion of such repairs as may be required.
  • At the expense of the property owner, the property manager shall purchase, provide, and pay for any needed bedding, towels, cleaning supplies, consumables, paper products, light bulbs, and similar supplies necessary to operate and maintain the property. 
  • Enter all registrations into the NTAK reporting.
  • Create and issue invoices for all guests.
